This service can be engaged independently, without committing to a full design contract.
For clients at the earliest stage — evaluating a site, forming a programme, or approaching an architect for the first time. We offer focused consultations that help you make better-informed decisions before committing to a design direction or a land purchase.
Site evaluation — urban regulations, development potential, orientation, access, constraints
Design brief development — translating needs, lifestyle and budget into a clear programme
Feasibility assessment — what can realistically be built, at what density, and at what approximate cost
Regulatory guidance — zoning, building regulations, permitting timelines
Architectural design
We work with residential, commercial and mixed-use programmes, with particular experience in Brașov and the surrounding region.
The full architectural project — from concept to technical documentation. We develop proposals iteratively in dialogue with our clients, arriving at solutions that are architecturally considered and well-suited to how the space will be used.
Concept design — spatial organisation, volumes, relationship to site and context
Schematic and design development — plans, sections, elevations, rendered visualisations and physical models as required
VR walkthroughs — immersive presentations of the design at schematic stage, allowing clients to experience scale, light and spatial character before construction begins
Building permit documentation (PAC) — complete technical project in compliance with current legislation
Technical project for execution (PT) — detailed drawings, specifications, and execution details
As-built documentation at completion
Interior design
Available for residential spaces, offices, hospitality and retail. When carried out alongside the architectural project, interior design is integrated from the outset.
Interior design developed as an extension of the architectural project, or as a standalone commission for an existing space. Interiors are conceived in continuity with the architecture — in material palette, light, and spatial character — while responding to the specific needs of the people who will inhabit them.
Space planning and layout optimisation
Material and finish specifications — floors, walls, ceilings, joinery
Custom furniture design and manufacturer coordination
Lighting concept and fixture selection
VR presentations — full-scale, navigable walkthroughs of the interior proposal, particularly effective for reviewing finish selections, furniture arrangements and lighting scenarios before ordering or execution
Coordination with execution teams during the fit-out phase
General planning & coordination
We work with a trusted network of licensed engineers for structural and MEP specialities, and are equally comfortable integrating with client-appointed teams.
As lead architects, we take responsibility for integrating and coordinating the contributions of all specialist engineers — structural, MEP, geotechnical — into a coherent, buildable project. This reduces conflicts on site, limits budget surprises, and simplifies the permitting process for our clients.
Coordination and integration of all specialist engineering inputs (structure, sanitary, thermal/HVAC, electrical, low voltage)
Interdisciplinary review at each design stage — identifying and resolving clashes before construction
Consolidated permitting documentation — single submission package covering all required specialities
Liaison with local authorities throughout the authorisation process
Site follow-up during construction — verifying compliance with the approved project
